Our core business

We design, develop, and own our business parks, and strengthen our portfolio through opportunistic acquisitions.

Business parks are our core expertise. With a presence throughout France, our business parks benefit from strategic locations and are primarily flexible and modular, allowing us to accommodate a wide range of uses: small industry, leisure activities, and showrooms. This adaptability enables us to meet the specific needs and expectations of each of our clients. Our business buildings, whether single-tenant or multi-tenant, are primarily leased to B2B clients, including SMEs, mid-sized companies, and large accounts such as Rexel, Saint-Gobain Distribution, and Screwfix.

This activity, which represents 45% of our turnover, is the cornerstone of our expertise. Among our many achievements, we have created the Veellage brand, an innovative concept characterized by modern architecture, ambitious landscaping, and a central space dedicated to art.

Our office assets are primarily located in suburban areas. The granularity of our portfolio being a key component of our strategy, we invest in small and medium-sized office spaces offering high divisibility, as demonstrated by our asset in Wambrechies, which can accommodate up to 10 tenants in just 1,500 m².

However, we also own larger assets, such as the Elium building in Elancourt (78), with a surface area of 5,000 m² allowing for the installation of a headquarters, as well as our Terra Nova building in Strasbourg, offering 6,600 m² with high divisibility. This modularity enables us to effectively meet the needs of small and medium-sized enterprises seeking small office spaces to establish their business.

From retail park to shopping center

Our commercial portfolio comprises a diverse range of assets, including retail parks, shopping centers, ground floor retail units, and standalone retail buildings on the outskirts of urban areas. This asset diversity allows us to have a presence throughout France, in both urban and suburban areas, accommodating three main categories of tenants: retailers such as Action, leisure businesses like Basic Fit and King Jouet, and local services such as restaurants.

For Proudreed, the definition of a logistics asset differs from that commonly used in the market

Within our portfolio, we consider a logistics asset to be a building of over 1,500 m² with at least one loading dock door. Our multi-tenant logistics buildings are strategically located near service areas, ensuring easy and quick access for our clients. Our logistics portfolio includes several independent parks, such as those in Saint-Barthélemy-d'Anjou (49) and Vitrolles (13), as well as some logistics parks, like the one in Blanquefort in the Nouvelle-Aquitaine region, occupied by major logistics and transportation players such as Hillebrand, Kuehne & Nagel, and Ziegler.

For urban distribution, we dedicate specific areas within our logistics warehouses, located in the heart of business parks. This makes them excellent locations for setting up urban delivery operations, as evidenced by the presence of FedEx at our Elancourt (78) site in France.
