Gestionnaire Technique (H/F) - Toulouse
Proudreed is France's leading private property company, with a growing portfolio of assets worth €3.2 billion. It owns, manages and develops over the long term a portfolio of exclusively commercial property for more than a thousand customers, in over 720 buildings throughout France.
Your mission revolves around 2 axes in the management of an asset portfolio that is entrusted to you:
Missions
1) Current technical management of real estate buildings in the geographical area entrusted to them in collaboration with the tenants
- Periodically visit buildings
- Manage the current operation on technical aspects, risk control, the management of service providers (cleanliness, maintenance, green spaces, security, etc.) as well as the control of the quality of the results of the services provided;
- To be the technical relay for Asset Managers in the management of sites and the comfort of tenants;
- Financial management of asset operating budgets (operating expenses, fluids, repairs, troubleshooting, regulatory audits, major maintenance);
- Ensure the technical interface with the tenant and the stakeholders: residents, condominiums on a daily basis on technical aspects
- Ensure the organization and management of the new sites in the portfolio in the context of possible acquisitions
- Supervise the guarantee period of perfect completion and claims in conjunction with the internal risk management department,
- Ensure the follow-up of regulatory controls and associated reservations raised, DTA, DPE, ADAP
- Intervene in possible support of the asset manager in marketing operations
- Conduct inventories of the entrances and exits of the main tenants
2) Wealth management and a long-term vision for sustainable development
- Establish in collaboration with asset managers and manage annual operating budgets (expenditure commitment/breakdown of costs/adjustment of expenses)
- Manage maintenance, renovation/valuation and compliance work, and in particular the monitoring of CAPEX works up to €100,000 and the preparation of the five-year plan for the buildings in the portfolio.
- Purchase and contract the provision of services, preparatory and fluid work with internal contractual documents,
- Support the Asset Manager on technical aspects, particularly during the conclusion or renewal of leases
- Ensure the monitoring of obligations and objectives in terms of tertiary decree and environmental certifications
Profil
- Knowledge of ICPE, ERP, labor code regimes is an asset
- Good computer level (Office pack) and management software practice (such as Premiance, Docuware, or equivalent)
- B permit essential: travel is required to visit the assets
Formation
With a Bac+3/4 degree in real estate/building (possibly supplemented by training in the field of technical real estate management), you have a first experience in a similar position.
